We are one of the largest Mortgage Brokers in Scotland and specialise in providing mortgage advice particularly within the new build market. We have forged strong relationships with many of the house builders in Scotland who are happy to recommend us to their clients.

We provide advice to clients 7 days every week and due to the volumes of mortgages that we place each year, we often have access to exclusive deals that are not available to other brokers or on the high street.

Because we specialise in this particular market we are used to working under tight time scales and we have a qualified team of advisers who will guide you through the whole process.

We do not believe that a mortgage should be sold. People buy from people and our advisers are here to guide you through the mortgage maze. Once we have established your needs by completing a fact find, we will recommend an appropriate mortgage for you using the whole of the market. If you wish to proceed with our recommendation we will then submit your application to the lender for approval. This can normally be agreed within a matter of minutes.

During the application process you will be allocated your own personal case manager who will keep you regularly updated throughout and ensure that everything is progressing as quickly as possible right up to the point when you collect your keys.

A fee for mortgage advice is payable on application, typical fee options available are:

• A fee of £99 payable when you apply for a mortgage, the lender will also pay us commission.
• A fee of 1% of the loan payable when you apply for a mortgage or a remortgage and we will refund to you any commission we receive from the mortgage lender. (e.g. on a mortgage of £100,000 our fee would be approximately £1000.)
• A fee of £199 payable when you apply for a remortgage, the lender will also pay us commission.

We will discuss your payment options with you and confirm the actual amount payable before we begin to provide our services.

We will also ensure that you are adequately covered in the event of the unforeseen and have specialists who can provide you with costs for House Insurance, Life Cover and Income Protection.
